These numbers provide an important reminder about the Lake James market: inventory can be relatively limited, and a small number of luxury or waterfront properties can significantly influence market statistics.
For that reason, buyers and sellers should avoid looking at one number—such as median price—and assuming it represents the value of every property around Lake James.
A direct-waterfront home with a private dock can perform very differently from a lake-access home, an interior homesite or a property several minutes away from the water.
Million-Dollar Lake James Homes Continued to Sell in September
One of the most notable trends during September was continued activity in the upper end of the Lake James luxury real estate market.
Publicly reported September sales around Lake James included a home at 111 Lookout Point in Nebo, which sold for approximately $1.2 million on September 4.
Later in the month, a property at 1814 Yellow Fork Trail E in Nebo reportedly closed for approximately $3.3 million on September 22.
Those transactions followed several seven-figure sales seen around Lake James earlier in 2026.
The individual homes and properties are not directly comparable, but the continued presence of seven-figure transactions demonstrates that buyers remain active in the luxury segment when the right Lake James property becomes available.
Lake James Is Not the Same as the Burke County or McDowell County Market

Lake James spans portions of Burke County and McDowell County, but countywide housing statistics include thousands of properties that have little in common with a waterfront home on Lake James.
For example, August data from Realtor.com showed a median sold price of approximately $265,000 in Burke County and approximately $307,500 in McDowell County.
Those numbers provide useful information about the broader Western North Carolina housing market, but they should not be used by themselves to determine the value of a Lake James property.
Water frontage, dock availability, water depth, views, location on the lake, community amenities, home condition, acreage and accessibility can all substantially affect value.
That is why determining the market value of a Lake James home requires looking closely at comparable properties around the lake.
Buyers Have More Room to Be Selective
The broader market surrounding Lake James has also been experiencing increased inventory.
August data showed active listing inventory up year over year in both Burke and McDowell counties.
