One of the most important things to understand when analyzing Lake James is that countywide median home prices don't accurately represent the waterfront and luxury segments of the lake market.
Lake James-specific sales data for January through April 2026 showed:
- 11 waterfront home sales
- Average waterfront sale price: approximately $1,585,000
- Median waterfront sale price: approximately $1,650,000
- Average waterfront home size: approximately 2,970 square feet
Compare that with the same period in 2025:
- 4 waterfront home sales
- Average sale price of approximately $1,207,000
- Median sale price of approximately $1,250,000
- Average home size of approximately 2,750 square feet
For the period measured, that represented an increase of roughly 31% in average waterfront sale price and 32% in median waterfront sale price year over year.
It also represented nearly three times as many waterfront transactions.
Those numbers provide a much more relevant picture of the Lake James waterfront housing market than the overall median home price for Burke or McDowell County.
Seven-Figure Lake James Sales Continued Through the Summer
The first four months of 2026 weren't the end of the higher-end activity.
Seven-figure residential sales continued around Lake James throughout the summer.
Recent sales have included properties closing around:
$1.08 million
$1.15 million
$1.20 million
$1.40 million
$1.45 million
$1.53 million
$2.23 million
And one luxury Lake James home closed for approximately $3.23 million in July.
The individual properties are not identical, and not every sale represents the same type of waterfront or luxury property. However, the continued number of seven-figure transactions is an important indicator of activity within the upper end of the Lake James residential market.
For buyers and sellers, it also demonstrates why Lake James properties should be compared with similar Lake James properties—not simply with the overall Burke or McDowell County housing market.
1. Buyers Have More Choices Around Lake James
One of the larger changes in the Western North Carolina housing market heading into fall is increased inventory.
In July 2026, Burke County housing inventory increased approximately 17.4% year over year, while McDowell County inventory increased approximately 11.4%.
McDowell County reached approximately 7 months of housing supply.
More inventory can give Lake James buyers additional opportunities to compare properties before making a decision.
Depending on their priorities, buyers may be able to compare:
- Direct waterfront versus lake-access homes
- Private docks versus community lake access
- Luxury estates versus smaller lake homes
- New construction versus existing homes
- Gated versus non-gated communities
- Burke County versus McDowell County
- Primary residences versus second homes
- Mountain views versus direct lake views

That's very different from a market where extremely limited inventory forces buyers to make a decision almost immediately.
However, more inventory does not mean every Lake James property is suddenly negotiable.
Unique waterfront homes with desirable views, water access, docks and attractive locations can still stand out.

Two Lake James homes can have similar square footage, bedroom counts and construction quality—and still have dramatically different market values.

That's why an automated home-value estimate based primarily on square footage and nearby sales can struggle with Lake James properties.

Not every Lake James buyer needs direct shoreline.

In July 2026, pending residential sales increased approximately 28.8% year over year in Burke County and 8.5% in McDowell County.
That doesn't tell us that every Lake James waterfront home will sell immediately, but it does show continued buyer engagement in the two counties surrounding Lake James.

For buyers, additional inventory may provide more time to evaluate options and negotiate certain properties without assuming that every desirable home will remain available indefinitely.

A Lake James waterfront home with a private dock, excellent water, long-range views and updated finishes shouldn't necessarily be evaluated against a home with limited waterfront usability simply because they're similar in size.

September can be an interesting time to shop for Lake James real estate.
Summer may be winding down, but the real estate market doesn't stop after Labor Day.

At the same time, overall residential inventory has increased in both Burke and McDowell counties.
